Selling an inherited house in Largo

Largo sits in the middle of the county, and a lot of the homes we hear about there belonged to someone who lived in them for thirty or forty years.

The short version
  • Some Largo mailing addresses are in unincorporated Pinellas County, not the city
  • We buy single-family homes, duplexes to fourplexes, and lots
  • We do not buy mobile or manufactured homes
  • Probate cost, about $3,000, paid by us

Long-time owners, dated houses

Much of Largo's housing is mid-century and later: block ranch homes from the 1950s through the 1970s, followed by subdivisions built in the 1970s and 1980s. A house owned by the same person for decades often has an older roof, original kitchen and baths, and systems that were patched rather than replaced. None of that needs fixing before we buy.

Families also find a lifetime of belongings. Take the photo albums, the tools, the furniture you want. Leave the rest for us to deal with after closing.

City of Largo or unincorporated county?

A Largo mailing address does not always mean the house is inside the City of Largo. Parts of the area around the city, such as Ridgecrest, are unincorporated and governed by Pinellas County. That affects who handles building permits and code enforcement for the property. It does not change probate, which runs through the Pinellas County Clerk either way.

You can check a property's jurisdiction through the Pinellas County Property Appraiser's website. If you are not sure, we will look it up when you call.

A note on mobile home communities

Largo has a large number of mobile and manufactured home communities. We do not buy mobile or manufactured homes, whether the land is owned or rented. If that is what your family inherited, we would rather tell you up front than waste your time. A site-built house, duplex, or vacant lot in Largo is a different story, and we are glad to talk.

What timing usually looks like

StepTypical timing
Walkthrough and written offerWithin a few days of your call
Probate, summary administration (qualifying estates)Often 24 to 48 hours after the heirs sign
Probate, formal administrationSeveral months or longer
Closing at a Florida title companyUsually about a week after probate

Summary administration is available when the non-exempt Florida estate is $150,000 or less, or the person passed away more than two years ago, under Fla. Stat. 735.201. Protected homestead does not count toward that limit. We are not attorneys, and the independent probate attorney will confirm which process fits your family. Read more in how long probate takes.

What about the debts?

Families in Largo often ask whether they now owe Mom's or Dad's credit cards, medical bills, or loans. In general, heirs are not personally liable for the debts of the person who died. Valid debts are paid from the estate, and a protected homestead passes outside most creditor claims under the Florida Constitution. A mortgage, on the other hand, stays attached to the house and is paid off from the sale at closing.

Florida also has no state inheritance or estate tax. Inherited property generally receives a stepped-up tax basis, so a sale soon after death usually means little or no capital gain. Confirm with a CPA for your own situation. We are not attorneys or tax advisors.

What one Tampa Bay seller said

Michelle H., a seller in Tampa, wrote in her review: "Alex closed in 27 days." She also wrote, "I saved $42,000 in realtor commission by accepting Alex's offer." Every house and every estate is different, and a cash offer is below full retail in exchange for speed and certainty. But for families who want it done, that is the kind of outcome we work toward.

Questions families ask

Does it matter if the Largo house is in unincorporated Pinellas County?
Not for probate, which is handled by the county Clerk either way. It only changes which government handles permits and code enforcement for the property.
Will you buy a manufactured home in a Largo park?
No. We do not buy mobile or manufactured homes, or condos and co-ops.
The house has a lot of furniture and belongings. Do we need to empty it?
No. Keep what matters to your family and leave everything else. We handle the clean-out after closing.

  • For qualifying estates, probate is often complete in 24–48 hours
  • Closing about a week later at a licensed Florida title company
  • The court doesn’t set your price or closing date. You and your family do.

Timelines depend on the estate. Formal administration or a family dispute takes longer, and we’ll tell you upfront.
