Selling an inherited house in Tarpon Springs

Tarpon Springs has some of the oldest houses in Pinellas County, and families who have been here for generations. An inherited house here can carry a lot of history.

The short version
  • Older homes near downtown often need major system updates
  • Homes on the bayous and the Anclote River may be in flood zones
  • We pay the probate cost, typically about $3,000
  • Families keep what matters; we handle the rest

A town with deep roots

Tarpon Springs is known for the Sponge Docks and for its Greek heritage, which has shaped the town for more than a century. Around the historic downtown and Spring Bayou there are homes from the late 1800s and early 1900s, some of them grand, some simple frame houses. Farther out, the housing turns to mid-century block homes and later subdivisions.

In families with long local roots, a house may have passed down before, sometimes without the paperwork being updated. If a grandparent's name is still on the deed alongside a parent's, the estate may need more than one probate. That is common, and it is solvable.

If there is no will, Florida's intestacy statutes (Fla. Stat. 732.102 and 732.103) decide who inherits: the spouse and descendants first, then parents, then brothers and sisters and their children, and then the grandparents' side of the family, split between the father's and mother's relatives. In large families with long local histories, that list can grow quickly.

Old houses and what they usually need

A very old house can be beautiful and expensive at the same time. Common issues we see in older Tarpon Springs homes:

  • Original wood framing with termite or rot damage
  • Old wiring, sometimes knob-and-tube, that insurers will not cover
  • Galvanized or cast iron plumbing near the end of its life
  • Roofs and foundations that were patched over the years

Any of these can make the house hard to insure or finance for a regular buyer. We buy it as-is, with no inspections required of the family and no repairs.

Water: bayous, the river, and the Gulf

Tarpon Springs sits on the Gulf at the north end of the county, and much of it is laced with bayous and the Anclote River. Homes near the water can be in flood zones, and the 2024 storms pushed water into some of them. If an inherited house flooded and repairs would cost half of the structure's value or more, the FEMA 50% rule requires bringing it up to current flood standards. That is a big project for an estate. Relatives in other places

It is common for one sibling to live in Tarpon Springs while others live across the country or overseas. Heirs do not need to travel. Each person signs with a notary wherever they live, and remote online notarization is available. Documents can be translated and certified when needed. One local family member can open the house for our walkthrough.

Probate and the sale

We pay an independent licensed Florida probate attorney to represent the estate. The cost, typically about $3,000, is not deducted from the heirs' share. If the estate is eligible for the summary process, the filings are often done in a day or two once the heirs have signed. An older title problem, a will that must be proven, or formal administration will take longer, and we will be upfront about that. Closing usually follows about a week after probate. We are not attorneys, and nothing here is legal advice.

Questions families ask

The deed still has my grandparents' names on it. Can the house still be sold?
Usually, yes. It may take probate for more than one person, which the probate attorney handles. Older title issues like this are common and usually solvable.
Do you buy historic homes in Tarpon Springs?
Yes. We buy older and historic single-family homes as-is. Any historic district rules on future renovations are ours to deal with after we buy.
Can my relatives overseas sign the paperwork?
Yes. They can sign with a notary in their country, with translation when needed, or use remote online notarization.
