Selling an inherited house in Pinellas Park

Pinellas Park is a working city of block homes, small duplexes, and busy roads like Park Boulevard. The houses that reach us here are often modest, well built, and long overdue for updates.

The short version
  • We buy single-family homes and duplexes to fourplexes as-is
  • We pay the probate cost, typically about $3,000
  • Heirs anywhere in the world can sign with a notary and close remotely
  • No mobile homes, condos, or co-ops

The typical Pinellas Park inherited house

Much of Pinellas Park was built out after World War II and through the 1960s and 1970s. A lot of the homes are concrete block ranches on modest lots, with carports or single garages, terrazzo floors under old carpet, and original jalousie windows. There are also small duplexes that a parent may have owned as rental income.

If the inherited property is a duplex with a tenant still living in it, that can still be sold. We buy occupied rentals and work with the existing lease or the tenant's move-out on a reasonable timeline.

City limits and county pockets

Pinellas Park's boundary is irregular, and some nearby streets are unincorporated Pinellas County rather than city. For an heir, the difference mostly shows up in who sends code enforcement notices and who issues permits. Probate itself runs through the Pinellas County Clerk of the Circuit Court regardless. The Property Appraiser's site will show the jurisdiction for any parcel.

When there is more than one house in the estate

Sometimes a family loses two people close together and ends up with more than one property and more than one estate. We have handled that. In one case, two family members passed away within months of each other, leaving two homes and a complicated estate. The last living heir was their father, who lived in Russia. We handled the purchase, two estates' worth of paperwork, and a remote closing so he never had to travel.

If your situation involves more than one property or more than one probate, tell us at the start. It changes the paperwork, but it does not have to change the outcome.

Taxes after the owner passes

When a Pinellas Park homeowner dies, the homestead exemption and the Save Our Homes cap on that house end. The Pinellas County Property Appraiser reassesses it the following year, and the tax bill can rise sharply. If those taxes go unpaid, the Tax Collector sells a tax certificate, and about two years later the certificate holder can apply for a tax deed under Fla. Stat. 197.502.

Back taxes are paid from the sale at closing, so heirs do not have to come up with that money themselves. Our guide on inherited houses with back taxes explains the timeline. We are not attorneys or tax advisors; ask the Property Appraiser or a CPA about your specific situation.

What the court decides, and what it doesn't

Many families picture probate as a judge deciding everything. In the probates we handle, the court's role is narrower. It confirms who the heirs are and orders the property distributed to them. It does not set the sale price, choose the buyer, or pick the closing date. The heirs make those decisions together.

Court filing fees are set by Fla. Stat. 28.2401: $340 for summary administration on estates of $1,000 or more and $395 for formal administration, plus a small service charge. Those fees are part of the roughly $3,000 we cover. We are not attorneys, and this is general information.

Call or text Alex at (727) 353-6206. We schedule one walkthrough, and a relative or a lockbox is fine if you are out of town. You get a written cash offer. If you accept, we pay an independent licensed Florida probate attorney to represent the estate. For estates that qualify for summary administration, probate can often be finished in 24 to 48 hours after the heirs sign, and closing usually follows about a week later. Formal administration takes several months or more.
